The Landlord & Tenant Board is a decision-making body created by the Residential Tenancies Act of Ontario (RTA). The Board has exclusive jurisdiction over virtually all disputes related to tenancy and does not have jurisdiction to deal with issues where the tenant has moved out of the premises. Whether a Landlord or a Tenant we will represent you and ensure that your rights are protected under the RTA. We deal with the following:
Landlord
If the Tenant
- Has not paid rent
- Has been persistently late with rent
- Willfully and negligently damaged the property
- Interfered with the enjoyment of others
- Has too many people living in the unit
- Used the unit in a manner inconsistent with its intention and caused damage
- Committed an illegal act (with or without an illegal drug)
- Received notice that the landlord intends to renovate or move in a relative
- Gave notice that they were intending to move out
- Received notice of a rent increase and refuses to pay
- No longer qualifies for public or subsidized housing
Tenants
If the Landlord
- Gave tenant a termination notice
- Because their relative is moving in
- Because landlord was going to demolish, renovate, or repair
- Did not maintain or repair the property
- Charged illegal rent
- Made an illegal charge
- Entered the unit without notice
- Did not use your rent deposit properly
- Interfered with reasonable enjoyment of the unit
- Harassed, coerced, or threatened the tenant
- Changed the locks without the tenants permission
- Withheld or interfered with vital services (utilities)
- Reduced or discontinued a service
- Did not reduce rent in accordance with lower municipal taxes
